This family on Delancey Street in Philadelphia had two growing boys and was expecting a third. In order to create a comfortable basement playroom, the only way to go was down. First we relocated the HVAC system and replaced it with two smaller, high-efficiency units. We also relocated and replaced the water heater to maximize living space. We excavated about 2 ½ feet of concrete and dirt and then poured a new concrete slab. We removed all the existing overhead plumbing and replaced it with pex to minimize shut-off valves. We framed closets both as access to utilities and storage for games, toys, sporting goods, etc. Finally we added a powder room so the boys and their friends have a self-contained unit and don’t need to bother mommy and daddy upstairs.
